How selling your house to Brayden Buys Homes works
No listing, no showings and no repairs. Here’s exactly what happens from the first call to closing day, and what a traditional sale would cost you instead.

Four quick questions. No obligation.
- Step 2 of 4: Condition
- Step 3 of 4: Timeline
- Step 4 of 4: Contact
Three steps from first call to closing
- 1
Tell me about the house
Answer four questions here or call me. It takes about two minutes, and there's no obligation.
- 2
Get a written offer
I look at recent sales nearby and what the house needs, then send a cash offer, usually within 24 hours. I'll explain how I got the number.
- 3
Close on the date you pick
If you accept, a local title company handles the paperwork and you're paid at closing. If you don't, that's the end of it.

AfterWhat listing a house actually costs
A cash offer comes in below full retail price. To compare it fairly, start with what a traditional sale takes out of that price. Move the slider for a rough estimate on your house.
Rough estimates to help you compare, based on common costs of selling a house. Not an appraisal or an offer.

Selling to Brayden Buys Homes means no commissions, no repairs and no months of carrying costs. My offer will be below full retail price, so compare it with what you’d keep after these costs, not with the list price.
Questions sellers ask
Something else on your mind? Call (316) 330-3939.
How do you decide what to offer?
I look at what similar houses near yours have sold for, what your house needs, and what it will cost to own, repair and resell it. Then I make a written offer, and I'm glad to walk you through how I got to the number.
Will a cash offer be lower than listing with an agent?
Usually, yes. Listing can bring a higher price, but it also comes with commissions, repairs, months of carrying costs and the chance a buyer backs out. My cost-of-listing estimate helps you compare the two honestly.
Are there fees or commissions?
No. There are no commissions or fees to sell to me.
How fast can you close?
Closing is usually within two to three weeks once the title company has what it needs. If you need more time, pick a later date.
Do you buy every house yourselves?
Sometimes I buy a house and renovate it myself, and sometimes one of my investment partners is the buyer at closing. Either way, your price and closing date are the ones in the contract you sign, and I'll tell you up front how your sale will work.
What kinds of houses do you buy?
Single-family houses, duplexes and small rentals, inherited and vacant houses, in any condition. I buy across Wichita and Sedgwick County, Butler County, Newton and Hutchinson.
Am I committing to anything by asking for an offer?
No. You can say no, ask questions, or take time to compare my offer with listing.
Get your cash offer, then decide.
Four questions, a written offer, and no obligation to take it.
